According to the Deseret News article on May 7, 2011,  Henry Walker Homes contributed this:
“Like the kitchen, make sure you do the bathroom right the first time—especially the layout.   While having tile floor and two sinks may not be necessary for some families, it could be for yours.”

According to the Deseret News article on May 7, 2011,  Henry Walker Homes contributed this:
“This part of the house is where you want to focus on the most because a remodel later is costly and time-consuming.   Take the time to conduct your own research and see what works best for your home.  If having a spacious kitchen is critical for you, make sure you get one that suits you; changing the size of the kitchen can be complicated after construction.”

Finishing the Basement -- DIY or have the builder do it?

By:  RE/MAX Complete

Deciding to either finish the basement by yourself, hire a professional later or have the home builder finish the basement for you before you move in is really a  personal decision and usually finances is usually what controls your decision in the end.

What are the advantages of having the home builder finish your basement before you actually move in?

  • The quality of construction and workmanship are the same throughout your whole home
  • The cost can usually be wrapped into your mortgage loan
  • The home warranty by the builder covers everything that was completed by builder (which is really nice advantage)

Keep in mind if you are a DIY (do-it yourself) type person, in the long run you may save money because you are actually doing the labor – but the headaches and tricks that home builders know to get your room square (especially in the bathrooms) is so worth the hassle.  If you decide to go this route..be prepared to spend your life at the Home Improvement store every weekend it seems and prepare yourself for extra dusting..as it seems that getting rid of dust is a never ending process!

If money is a problem, and you need time to adjust and save for the basement to be finished, the next best option would be to have a professional come in and complete the basement for you later.   Keep in mind, that everything will not match exactly as the main levels of your home, because every person does, drywall, ceiling texture, painting different.   Everyone has different skill levels and techniques, but hopefully the end result is pleasing.

Secure Fencing–Why should I consider?

By:  RE/MAX Complete

Adding a fence can enhance your home's curb appeal while transforming your yard into a safer and more private haven.

According to Henry Walker Homes, "a secure fence is for safety reasons.   Having a fence around your home prevents people from entering your property without permission, and provides security for your children and pets."
What type of fencing should I buy?

This all depends on if your home is governed by CCR’s.   Most homes built in subdivisions now days, have CCR’s. What is a CCR?   CCR stands for covenants, conditions and restrictions.  CC&R’s are the governing documents that dictate how the homeowners association operates and what rules the owners must obey.   CCR’s usually contain information that will tell you what types of fencing must be used and how high it can be built and any other restrictions.

A Landscaped Yard– Do it yourself or have it professionally done?

    By:  RE/MAX Complete

    Landscape

Having the builder do the landscape of your new home, seems like a huge expense when you look at the $$$ that they are asking, but usually in the long run if you do it yourself, it may cost you more money.

So what are the advantages of having the builder complete the landscape for you?

    • A professional landscaped yard, usually means higher property values
    • Unique design suited for your lot elevation and slope
    • No mud/dirt tracked on your new flooring
    • Peace of mind, knowing that your weekends are not tied up putting the yard in.
    • Kids can immediately go out and play in the yard
    • No major expenses after you move into your home.  Landscape only add just a few more $$$ a month to your loan
    • Your home feels complete and finished

No matter what you choose to either do it yourself, or have a professional do your landscaping, we hope you enjoy your new home!

Top 10 things homeowners wish they’d included in their home and Giveaway Winner Announced!

      By:  RE/MAX Complete

On May 07, 2011 in the Deseret News, we came across an article called the Top 10 things homeowners wish they'd included in their homes, which was contributed by Henry Walker Homes.
We couldn’t located the actual article online, so we thought we would share the article with you today as it has some great things to consider if you have decided to build your own home!

Moving into a new home is a gratifying experience, especially for new homeowners.  However, there are several things to consider before and during construction to avoid going through the inconvenience of remodeling later; wishing you would have done things right the first time.  Most of these are expenses that people shy away from, thinking it will be better to save the money, but industry experts at Henry Walker Homes have some wisdom to share to save money, time and headaches:
      1. STUDY THE FLOOR PLAN
      2. LANDSCAPED YARD
      3. SECURE FENCING
      4. FINISH THE BASEMENT
      5. KNOW WHAT YOU WANT FOR A KITCHEN
      6. RENOVATE THE BATHROOM
      7. FLOORING SELECTION
      8. PAINTING VERSUS WALLPAPER
      9. SOLID LIGHTING
      10. INSTALLING DRIVEWAY HEATING SYSTEMS

This article is going to be a 10 part series where we will go deeper into each of these steps.   We hope you come back tomorrow as we discuss “STUDY THE FLOOR PLAN”.
