What to look for in a good floor plan

Besides the price and location of your new home, the floor plan is the determining factor if you are either going to love or hate your new home as a long term investment.

The choices we make on the right floor plan, MAY save lots of frustration and headaches later.    You will need to decide on your long term and short term goals as it pertains to owning this house.    How long do you plan on owning this home? Keep in mind that you always seem to own a home longer than you anticipate unfortunately.

We suggest that you make a list of things you want in your dream home and prioritize them into wants and needs!

WANTS	NEEDS
A fireplace	3 Bedrooms for the kids
A craft room	2 Bathrooms
Walk in Closets	Large wall for our entertainment center
etc.	etc.

Something else to consider, will the furniture you currently own fit or work in the designed room dimensions of the floor plan?  Example:  Is the wall big enough to have your big entertainment center on the wall that is most comfortable to view from your seating arrangements).

Do you have enough bedrooms?  (are you a growing family, empty nesters, or downsizing?)  

Do you have large gatherings hosted at your home – do you love to party? (Maybe you need to have a separate dining area for bigger events).  

Do you love to spend time in your backyard? (do you have adequate access from your kitchen/family room area for that BBQ and deck you always dreamed of).

If you are planning on having a basement…look at how you go down the stairs.   Will you be able to get large furniture down into the basement? (example:  do you run into a wall at the bottom of your stairs – will an outside entrance be necessary to get mattresses and even 2’ X 4’S and sheetrock down to finish it?

Most importantly, does the floor plan flow…or does it seem chopped up?    Do you want separate areas of your home for social, sleeping, and work?   Is there enough storage space?

Just a few things to consider.   We are sure there are many more things to consider.   Ask all your friends and family members that own homes and see what pet-peeves they have with their own homes and see if that is something that you want to have or not to have.
